You really need boots on the ground here in Denver if you are going to make it work. Vail is a bit far. I'm buying anywhere and everywhere I can find a deal. Our inventory is terrible with no signs of getting better.

What's the scope of work?

I've been listing a few properties lately "as is" to test the market. If it doesn't sell for what I or my clients want, then I take it down to do the work.

Glad you finally pulled the trigger! Just remember to always be looking for the next project. If you find the deal, you'll find the money. I've seen more deals this year than the past few, and next year is looking good already deal flow wise.

I run a lot of loans through Commerce Bank. Their portfolio products have been excellent for me and my clients. I'll send you Megan's info. I business bank with FirstBank, but I'll never send them my loan business. They are too rigid and have cost my clients a few deals.

Did you actually put in "cash" for the rehab or is it borrowed funds? I ask because if you call it a "rate and term," refi, then it checks a different box for the lender. I'll shoot you my lender that does portfolio. I hate to say it, but you might ask FirstBank as well. 

I used to know a good one, but threw out his card now that we all use AMCs. I checked my email to see if I had a message from one, but no luck. Have you called one of your lenders to see if he/she has any contacts to send your way?

How can I turn off seeing the autoplay Videos at log in? I see the same 2 videos, and it's becoming annoying. Thanks!
