, , Thanks for the advice. I'm interested in the cash flow from an owner finance or Buy & hold, selling conventionally wouldn't be of interest to me, flipping houses would be a tax burden. I think I'll just continue on with the, Buy Fix Rent model.. I have a great portfolio lender, so long as I can supply the 20% down I'm golden..

A second scenario would be to buy with cash, rehab with cash & refinance 80% at that point..

Is it possible to buy a property with a mortgage, rehab it to owner finance it to a buyer. Recoup a majority of the Down payment and charge a few points extra in interest, just to turn around and do it again with the Down payment?

Example "this is an actual property in my market I'm evaluating for a flip"

88,000 purchase 3/2 brick SFH mid 80s build

20% =17,600 down

70400, financed @ 3.5* 15yrs @ 503.28

Rehab $18,500 cash, total out of pocket $36,100

Sale for 140,000

20% = $28,000 down

112,000 owner financed @ 8* 30 yrs @ 821.82 p/month

Cash out of pocket at the end of the deal $8100.00

cash flow of $318.54 first 15 yrs with zero maintenance

only to increase to 821.82 there after.

Are my numbers out of line? what would be the worse case scenario on this deal? Thanks in advance for any suggestions..

I have 2500 sq./ft. of Shaw bamboo flooring in a house. It was cleaned using Murphy's oil soap, causing a film on it. It also has several scratches, basically needs to be refinished. Anyone know how to proceed in this? Commercial wax job, sand & refinish? Any help is appreciated.. 18k +/- to rip it up and replace it with wood..

I have driven by several properties in foreclosure, How can I find the Bank holding the note & make an offer.. Some have been listed on the MLS and I was told they were only available for resident /owners, no investors.. Any info would be appreciated.. Or if I missed a post while searching please send a link.. Thanks

Thanks for the info, I'm primarily interested in buy and hold from single family homes up to 8units , possibly an occasional fix & flip, for the experience. In the next 5-7 yrs. I plan to transition into 50+unit multifamily properties.. I'm not interested in the Guru approach, Looking to build a solid foundation while learning thru trial & error in the field..
