You can easily get a 30 year fixed rate unless you're asking for a commercial loan. You don't need a commercial or portfolio loan until you go beyond 10 mortgages.

Yes, you can withdraw your Roth penalty free at 59 1/2. I personally would not withdraw it to buy a D or C class property if your only safety net is the equity in your personal home. You'll be buying a turn key property at the height of the market with little equity and appreciation is sometimes dismal. In addition, I believe in diversification and wouldn't rely on one asset class for retirement (although I'm sure many do in the BP community).

Welcome to BP and the Kansas City investing community. You'll find a ton of great information on BP but KC also offers many additional resources locally. To start, @Nathan Brooks started a Facebook meetup page called Bridge Real Estate Investing Meetup. The Bridge Facebook meetup is a great place to connect, learn, help and take action! They also offer live (online) events in addition to the monthly meeting. Another great option is the Mid-America Association of Real Estate Investors (MAREI) organized and run by @Kim Tucker. They also offer a Facebook page, monthly meetings, guest speakers, etc. Get involved and invite five friends to join both groups with you!
