@Patrick Thomas Dickinson, i agree with you, keep renting it. Sale prices may go down some but, over time they will continue to rise. Hang in there!

@Daniel Yip, if this situation came up at one of my rentals, I would be thankful I have a property manager company to professionally handle everything and I would never ever be aware it had happened.

We are Real Estate investors first and foremost. Is there a reason you have chosen to also be a property manager?

No it's not legal for them to demand anything from anybody and they should be sternly admonished! The more polite thing for them to do is ask nicely. You catch more bears with honey than you do with vinegar. Why don't you write them a letter explaining how Americans treat each other with respect and civility.

@Gregory Rubinstein, yes, I think it is perfectly legal for anyone to demand anything they want to demand. Government agencies can demand whatever they want. Doesn't mean they are going to get it. Why would you think any government agency would be in violation of the law by demanding something, anything?

@Jack Perfett, don't pay the electric bill and see who's unit goes dark. It is very possibleeverything is wired correctly but the EIN is not correct at the electric company billing department and no one has been aware since the meters were installed. The electric company may help you. If they don't, you can escalate it to the state Public Utility Commission. You can compare the EIN (Electronic Identification Number) on your bill to the EIN on the meter.

@Jennifer Baldassari, the previous PM and owner have trained the tenants to be the worst. Be prepared for a lot of subterfuge, animosity,sabotage, temper tantrums from what sounds like the spoiled brat tenants. I've been through this once at a six unit property I purchased. It was a lot of lost sleep, heated exchanges and multiple trips to JP court. Lesson learned.

@Jennifer Baldassari, get yourself a great property manager to handle everything for you. If you bought a airplane, i would suggest you hire an experienced pilot and maintenance team. If you buy property with your hard earned money, I suggest you to find a great property manager unless you feel qualified and desire to go negotiate directly with your tenants who you have already stated, are out of control. Do you fully understand the laws, your rights and responsibilities, the tenants' rights and responsibilities, are you a knowledgeable, brave, tough negotiator who can stand her ground and get the best terms for the owners? Will the tenants comply? What are you going to be do if they refuse to negotiate or refuse to comply with the agreement? Do you have better things to do with your time than dealing with tenants? Tenants with animals can be more emotional, unreasonable and protective of their pets than human parents. My manager charges such a high non refundable pet deposit plus monthly pet fee, most applicants don't feel it is worth it and they either give up their pet or live somewhere else. Win/win.
