Mike P. Message me- I can’t post a number in the thread. @Gil N I agree with Brian Zaug Screening is critical. I get anywhere from 10-30 inquiries a day on a rental post and almost none qualify. Thoroughly screening them from the first call through the application process weed out the bad ones. There are plenty of qualified tenants out there, you just have to find them.

It's best to let the lawyer see the termination notice that you sent. If the notice or service is defective, they may have to serve it again, which will delay the process. You need to do that asap as it's now the 27th and it needs to be served before the 1st. If you need a good eviction attorney, let me know.

@Brian Pulaski that's exactly what I'm seeing. I have investors begging me to find them houses but people are going well over asking in multiple offer rounds and they price my buyers out. As a listing agent it's great, but when I'm representing the buyer, not so much...

@Michael Gessner- That would be great. Are you looking in Orange exclusively? I don't do much in Orange but I'm curious how the market is there. It seems like the competition here in Dutchess is getting out of control. Are you noticing the same?

I own a small real estate brokerage in Poughkeepsie, NY and we specialize in REO properties. I have several REO listings and I’m looking for an experienced buyers agent that can handle all of the incoming leads- several of them investors. Has anyone in the BP community had a good experience with a broker in Dutchess County that they can recommend? I’d really like to find someone knowledgeable to join my team. I’ve put some feelers out and I’ve tried the traditional routes but haven’t had any luck. Any thoughts on how to attract good talent?

Hi Brian. I’m glad to hear that your investments are performing so well. I own a local property management company in Poughkeepsie and I know that there is an excellent rental market here. There is no shortage of renters and if you have a well maintained product, you’re very likely to attract a qualified long term tenant. What area are your units in?

I definitely think you should either go with online apps or bring paper applications with you to showings. Very few people have printers anymore. We switched to applications entirely online and people appreciate that they can fill it out on there phone without worrying how they’re going to get it back to us. It’s easier for the applicants and us.

I’d highly recommend LandlordSource.com. They have all types of lease agreements, checklists, notices, disclosures, office manuals and pretty much any documents needed to manage properties. Everything is downloaded as a word document that you can customize. It sounds like you could use some of the checklists to walk your son through each process. The site is geared more toward management companies, but I think you’ll find it useful for your purposes.
