Hey BP family! I’m a property manager in upstate NY and I’ve started a series of interviews with local professionals in the real estate field and I could use some help. I’m curious what questions and topics you’d be interested in hearing about if you had the chance to interview experts in the field of real estate. I had a great interview with a mortgage broker and I’ve got a CPA, home inspector, and possibly an eviction attorney lined up to appear soon. I’ve also reached out to a title company owner. Are there any topics or questions that you think an audience of investors would find useful? I’d like these interviews to really provide some value, and not just be a couple guys talking shop. I’m curious what actual investors in the field would ask if they could get ten minutes of these guys’ time.

@Evin Lederman I'm a local broker, REO agent and property manager. I am very familiar with an ARV, but I can tell you there is a serious shortage of inventory right now. I have investors and contractors lined up but the deals just aren't there.

@Jack North Poughkeepsie is a very diverse city and you really have to do your research when it comes to the location you’re interested in purchasing in. The rental market is different literally from street to street.

Hi Nilofer- you may want to look into requiring tenant liability insurance, not renters insurance. You can google it to see how it compares to renters insurance. I’d recommend researching a provider or two and giving that information to prospective tenants. They are much more likely to take action if they have somewhere to start. I believe lemonade has a renters liability policy and it’s a super simple mobile friendly app. Good luck!

I never asked PromeLending, but I believe movement mortgage said it was limited to 4 units but I could be mistaken. Would you like his contact info?

I agree with Will McQuire. PrimeLending is great. I have a name and number for a great rep there, and also have a lender at Movement Mortgage who closes renovation loans in less than 20 days (I can attest to this- it’s not hearsay). If you need property management, we can handle that :)

Hi James. That is standard practice here in NY. The buyer gives the deposit to his attorney when he signs the contract and it is sent to the sellers attorney with the buyer-signed contract. The sellers attorney will hold it until closing. Where are you buying? I have a few good attorneys in upstate NY (Poughkeepsie area)

@Joseph Rivera I have a great guy who does the larger stuff. He's not the guy you'd call for a leaky toilet, but he can take on a rehab.  He does excellent work and he's fully insured. I'll PM you his info. Please let him know I referred you.
