@Liam Cook welcome to BP, neighbor. You'll find it a great resource during your future house hack.
There is plenty of inventory within Knoxville coming available for house hacking b/c many Baby Boomers are downsizing, moving to sunny locations, moving to be near grandkids, etc., etc. and leaving behind their homes that haven't been updated since Nixon was POTUS.
Price is always a big deal, but the deals are out there. Just have to dig through lots of listings and occasionally get lucky.

@Chuck Kramer how did you find out the ages of the occupants given the fraudulent booking? Did you pursue them for financial damages?

Knoxville is getting pricey on SFRs and MFRs are nearly impossible to find without a ton of work, but the smaller satellite cities/towns are quite attractive. SFRs and MFRs near the Smokies are a hidden value b/c everyone buys cabins but forgets about the folks who live there and need a quality 2BR/2BA rental.

@Christopher O'Sullivan I think your plan of selling in Peru to reinvest here in the US is sound. Multifamily properties are extremely popular right now, so finding a 4plex will be difficult (at least in Knox & Chat). I'm a realtor here and I rarely see them. If they do pop up, they're under contract within 24hrs or less.
FHA would be a good choice if you want to pay as little down as possible, but if you go conventional, you'll save some $$ b/c of lower rates and no mortgage insurance. I have a few loan officers if you want to crunch some numbers.
