Made an offer on a condo in LA last month with a 5-day inspection period. After receiving a seller multiple counter offer, I removed the inspection contingency on my second offer. Ended up being outbid by the other buyer. Listing agent feedback was that seller viewed the removal of the inspection contingency as risky for seller which swayed the decision to the other buyer. Confused? Anyone else experience something similar?

I agree 100% with you Paul. If you don’t own the land, how can you depreciate it? This is the crux of the issue and simplifies the answer, ie. almost ALL condo units would not have a land value (which corresponds with the assessor’s valuation too). Well explained!

Hi Anthony, I ran into the same problem you're facing this week, but was able to find a lender who was willing to do 90% LTV on a condo (after all other lenders told me their max was 75% for the reasons you mentioned above).
