I know one area of my real estate investing I am not well informed on is the appraisal process, and especially the little things that can really bring up the value of a property. Is the goal of this ultimately to learn to to get cheaper rent? I know contractors are all overworked in the valley right now, and I’m sure there is a crew you could connect with that could teach you everything there is to know about flipping in a short time frame while you get paid to do it. If the goal is reduced rent, perhaps you can find someone to partner with such as a money partner with experience looking to buy their next duplex or tripled. You could bring the sweat equity and would still be getting the experience, and they would be getting another property without a lot of extra work on their part. This is with the caveat that you have enough experience to bring that value add to the partnership, or else they are looking for someone to mentor. One piece of advice for the post would be to name what you are bringing to the table besides just “I would like to work and learn from you”. It’s an interesting idea, but perhaps clarify or specify what you can bring that is going to make this cheaper, faster, or increase their ROI compared to them just flipping it themselves. Do you have a deal ready and just need the mentor and money?

We usually focus on cosmetic remodels, but would be interested in something a little more complicated if there is more than 50k in equity. We focus on Glendale, Arizona and North Phoenix, Arizona. Hey All, I recently just finished reading an article in the Wall Street Journal about the continuing rise of renewable energy sources led by their increase in efficiency and drop in implementation cost. I live and do real estate in Phoenix, AZ, and therefore have no lack of sun every year. I was curious if anyone is currently using solar power as a means to advertise lower rental costs to new renters, or if the strategy of implementing solar to decrease rental costs has been done by anyone else yet? If so, what do your cost breakdowns look like and what do you think having implemented the strategy? Best, Matt Dickens

I do not know how close you are to U of A or Raytheon, or even the university district around U of A, but any of these areas will keep their value for a while. I am in a very similar situation in Tempe, AZ where I am outside the immediate area of ASU, but I am well within a longer bike ride or short (less than 10 min) Drive. I am not cash flowing well now, but my goal in purchasing it is that Tempe is a landlocked City and Maricopa County is the fastest growing county, meaning people are always moving in, while the current building permits do not necessarily support the assumed growth coming in to the city. With these factors, I know long term the house will appreciate well, and the rents will continue to rise. This, plus the extra 100 a month I will receive once PMI gets refi'd out, will set this up nicely in the long run. Was it a great first buy like you hear a lot on the podcast? No particularly. But, it was a great first step into investing and my roommates pay a lot of the Mortage right now. I consulted a few different people, and for my goals, they all said the same thing. Keep the house, and wait for time to bring the value up. Feel free to message me if you want to know more about the analysis that I did!

@Brian Adzadi I appreciate the recommendation. Arizona is just about the driest place in the country, but the long-lasting nature of tile over wood laminate is important to keep in mind!

@Bob H. I would absolutely do it right. I have a special appreciation for your suggestion on the kitchen because that is actually the only area that needs to be fixed. I was thinking about trying to replace the whole house because the kitchen laminate has been destroyed twice now, but I think keeping the laminate in good condition in the rest of the house and simply replacing the kitchen with tile is a good first step. Once the rest needs to be replaced, I will make sure to do it the right way!

Hey All, I need to replace the flooring in my house minus the bathrooms and am debating putting in wood laminate versus tile. Long term, I plan on turning it into a full rental (I’m house hacking currently), but right now I do not feel super comfortable laying tile. What do you recommend knowing that it will eventually be a full rental (next 2-4 years). Best, Matt Dickens
