A property management company had gone into my basement and said the walls needed to be braced, I guess because it looked like a wall or two were leaning in. He thought that might cost around $12k. That is all the information I have about "the problem."

I completely understand what you're saying. But foundation work is not something you run across every day, and I don't live in the area, so I don't have friends/family to get a referral. I will avoid a company with a bad BBB rating, but I have been burned by a company that had a good BBB rating, so a good rating doesn't mean anything to me. And the fact that a contractor will eventually run out of work doesn't help me if I'm one of the owners that gets taken advantage of.

All the other responses before yours seem to be the proper way for me to proceed.

Thanks guys! The subject property is in Milwaukee. I guess I'll do an internet search for a structural engineer in that area, and hopefully I can get it done for less than $500.

I think I may have a foundation problem. If I pay for a regular inspection, the inspector will just say "Have a foundation specialist check it out." If I get a specialist, how likely are they to give me an honest answer? I mean, if they say everything is fine, they don't get any work. Even if I have 3 specialists look at it, I still feel they'd all say it needs work. Any ideas on ways to find out FOR SURE if there is a problem?

Is the water meter split? Does the owner pay any utilities?

It would be very helpful if you would provide some information about the property. If you were going to buy a house, wouldn't you want to know what condition it's in and maybe see some photos?

I am in the same boat... I know there is a FNMA foreclosure that I would like to buy in Indianpolis, but it is not For Sale. I don't know who to contact, either.
