Does this property have a tenant under lease, or is it vacant? If it's leased, what are they paying and is it month-to-month? It says it's not occupied, but the photos show a ton of stuff (and a person).

3 bed/2 bath and 2 bed/2 bath Duplex with carport. Building maintained up to government standards for Section 8 tenant, in an area called Parkway Village.

Using the BP Rental Calculator, this computes to a 12.82% Purchase Cap Rate. If you paid cash it would get you 12.39% ROI... finance the deal and your ROI will be through the roof! This almost hits the 2% Rule at 1.84%... considered great in many parts of the country. Tenants pay all utilities!

I've fixed it up quite a bit over the last 2 years. I'm not aware of any repairs needed. Leases good thru: June 30, 2018 (this tenant is "Section 8" and has given no indication they plan to move) and March 31, 2019 (just placed a tenant).

I'm not really interested in Seller Financing this deal... I could use the money to pay some debts.
