I get the va idea, but there is nothing one could say to me that would make me sell a sfr, let alone an apartment.  "The guy that pays me 20 bucks a week wants me to read you this script, to see if you want to sell your x million dollar property...." maybe that works, but there has to be a better way

Before you pursue too much financing, make sure the house is worth saving, and cost to repair. You don't want to take over someone else's problem, unless it all makes sense

Get a number from a builder. Until the price of materials stabilizes, any numbers from last year, or even earlier this year,  are out the window. The answer is almost certainly more than you think.

Some of the estimates are high. Talk to the lender and go over it. Does it include escrow for taxes? You don't have to take that

Buy and hold is get rich slowly, but I cant wait more than 6 months to refi! I need to scale NOW!

Yep, it's a concept as old as the hills. Buying something below worth and adding value is the foundation of hard asset investing.  

Over the years I think I've got back close to every dollar invested but it took 10 years in most cases. 

it's the skipping of important aspects like seasoning and financing costs and conveying the idea that you too can do 5 of these a year that bothers me.

If financing conventionally at the best rates and terms, the most one can do per year would be 2. My best direct conventional lender tells me they need 12 months seasoning for cash out, 6 for rate/term at appraised value.

The concept works as Matt states, just not as simply, easily, cheaply or with the velocity as presented.

I am far from a permabull, but how many mortgages in forbearance are underwater? How far have prices dropped? Why would you not just sell? We are not out of buyers, so where are the foreclosures going to come from?

Agree with the above....not simple. However, it's the concept people should understand. What if, instead of 6 months, it is a few years? Through loan paydown, and appreciation, the same thing can happen. They probably do over simplify it too much, but knowing how things work is the important part.

Buying a rental to subsidize a break even business doesn't make a whole lot of sense. Getting business 1 profitable first, before piling on more.
