In my experience they practically rent themselves. We price them higher per square foot than 1 BRs and they still rent almost immediately. Due to the smaller size, they are quicker/cheaper to turn, and I see no downside.
Boots Bonner that price is too high unless there is some unusually complicating factor involved. Leaks at vent pipes are common, and usually pretty affordable to fix. I'd keep shopping if I were you.

Gregg Reinbold check with local sandblasting companies. We've done a number of restoration projects where they use corn cob media to blast old wooden beams clean.
Grant Lin I've had good experience with Everfocus systems. They are professional grade products that were installed by our low-voltage contractor, and have given years of reliable service. I also self-installed a less expensive system by Swan on a smaller project recently. It has performed flawlessly for about a year now. I highly recommend connecting them to the internet. That way it's easy to follow up on complaints and problems just with a click on your phone instead of going to the property. The systems are really valuable. For instance, several winters ago a snow removal contractor presented a surprisingly high bill for weekend service (times when the property was not staffed). We were able to review archived footage and show that the times he reported being on property were drastically inflated.
Hey Cody McCraw , that's a bad situation. Once they file bankruptcy I don't think there is any way you'll get a judgment or collect anything that's owed. Were they the sole lessee? If not, you can proceed with action against the other person.

Searching BP, I find a number of posts about answering services, but all of the posts seem to be geared toward wholesalers, not multi family providers. The service we currently use has gone from mediocre to terrible, and we need a replacement. They answer after-hours calls, follow a simple decision matrix, and determine if the request meets our criteria for emergency service. Then they contact the appropriate on-call personnel, or relay it to office staff for follow up on the next business day. Can someone suggest a competent company that provides reliable service? Thanks!

Jason Cobb it's pricey. How pricey will depend on the variables you listed, and is best answered by getting several competing quotes from elevator companies. I prefer fixed price, multi-year, all-inclusive maintenance contracts. They usually cover everything except for after hours emergency service, and that way you have a solid budget number to work with.

Sam Fivey it's really pretty simple. If a washer and dryer are included in the lease, then the landlord is in default and the tenant can exercise whatever remedies are provided by the laws of that state.
