Josh Holden I've not seen any money fronted, it's usually paid out in draws according to work completed. For example, a certain percentage of contract price upon 50% of rough-ins completed, an additional draw at 100% rough-ins completed, etc.

Andy N. here's another vote for HD Supply. You can set up an AR account with them and organize your frequently used items in saved lists. Then you can log in and place an order in about 60 seconds, and it will be delivered to your site in a day or two. The prices are average, but the convenience is exceptional. They even assign categories on their invoices to help streamline your A/P entry coding.

@Anna Watkins the wood floors will be fine.  Steam cleaning the carpet does not generate enough moisture for long enough duration to cause any lasting harm to the flooring underneath.  Almost all carpet has wood underneath, be it plywood, OSB, or hardwoods.

Christine Swaidan a "nail on" window is usually reserved for new construction. To use this type of window as a replacement window it would require removal of some exterior components such as stucco, brick mold, or siding. The "retrofit " window is often called a "pocket replacement" because it fits within the pocket created by the existing window jamb. This type of window requires little or no alteration to the exterior and interior components, providing it is sized correctly.
Kimberley P. You can just politely tell the tenant "no" and that you don't modify a lease once it's in force. If the employer wants to pay the rent that's fine, but you aren't going to add them to the lease.
Jeff Brenot don't sweat it. It will have no effect on your rents, and would take an act of god to get it moved. It steps down the voltage to serve your property, and probably a couple of others.

I've had really good experiences with justblinds.com. Good customer support and good prices. I've ordered some huge custom horizontal blinds from them, but I presume they can supply vertical too.
Steve Hodgdon yes, I think they reported to all three bureaus. And their hold time for the funds was very short - they would usually drop the payments into our bank account the next business day.
Steve Hodgdon we tried Rent Track about a two years ago, and never could get the needed support to make it sync with our accounting software. We were using Yardi Genesis at the time. Just be careful to make sure it will work well with whatever platform you are using before signing up.
Carolyn Meyer in VA, a tenant who breaks the lease is responsible for monetary damages, and the landlord has a "duty to mitigate" those damages. This means it is now your responsibility to diligently market the unit for re-rental. If you take it off the rental market, I doubt that a judge would award you any damages. One of the landlord/tenant attorneys in your locality would have a better sense of how the local judges would view the situation.
