@Zach Geer hey Zach first off congratulations on buying your house. I also bought in Holbrook in April 2020. I would collect that original write up that the electrician says he has and I would bring it up to your attorney who you used to close the deal with.

To me it seems like the electrician and the flipper could be at fault. What electrician signs off on a bid and takes someones word that the work will be done? Doesn't make sense.

And the flipper seems like dollars matter more than quality of work which can be dangerous. I bought a flip house in Selden a couple years ago and there was definitely some shoddy work to cut corners. These types of people have things catch up with them like these melted outlets.

In the end depending upon how much it costs for you to rewire the house you may just end up in small claims court to fight it but your real estate attorney is the first call I would make.

I am wondering the same. I got the original terms, which seem fair but doing some research to determine if it's worth my time.

Thank you both. Bjorn, good point about the politicians making it easier for tenants. My first rental has had no issues collecting through Covid luckily.

Hello,

Im working on getting a unit rented and I seem to have a bunch of leads but it seems if credit is good the income isn't what im looking for or vice versa. It's been on the market about a week. 

Especially with Covid going on im being picky especially to make sure employment is not going anywhere. 

Have any of you adjusted your guidelines for Covid where you may take someone whose credit is falling short but income and job strength are good?

Also Should I keep waiting on more leads to come in before looking at lowering the price ?

@Whitney Anne Kwek I've had the same issues with Think and Grow Rich. I've tried a couple times to get through it and haven't been able to.

I just read Tribe of Millionaires which is a GoBundance book. Very enjoyable read and recommended.

I recently picked up Scott Trench's Set for Life and Scott Pressfields The War of Art.

@Flash Alexander thanks for the input. I'm going back to the house today so I'm going to map out to possibilities of adding laundry upstairs or in the garage.

There would be value in having it for the tenant.

Hello all

I own one SFH and rent a place from a friend currently.

I'm working on buying a house hack with the plan of taking the basement which has its own separate entrance and then renting the upstairs.

The perspective house is a 3 bedroom 3 full bath ranch.

The basement where I would be taking has 2 of the full bathrooms and the laundry hookup.

Everything is fully renovated so the tenants will be moving into a new place.

Will having only having 1 full bath and no access to laundry impact the rent I can collect in this scenario?

If so what is the best way to correct this, I was thinking of trying to add a second hookup for laundry upstairs for the perspective tenant.
