Hey Kevin! 
I wish I could give you an exact estimate on what it would cost. I’d get a few good contractors to take a look and have them all give you an estimate. Also make sure you are ready to spend more money than the actual cost of the estimate, change orders and unexpected problems always happen in rehabs.
