Looking over your list it seems like most of your big expenses are from painting. No matter who you go with painting is always expensive because of the amount of labor that goes into it, and it seems like almost every part of the house needs paint. From my past experiences (family in the construction field) you can ask them to breakdown the quote to materials and labor cost for each. This might help you see if you're being uncharged in materials or if they have a high dollar per hour for labor. Some contractors don't like doing it because it is more time intensive for them or if they're trying to hide inflated material costs. But while working summer jobs at my fathers company he eventually just did all his quotes with materials and labor broken down because it was easier to explain to clients with inexperience in construction.

Besides that I would always get several quotes to compare.

If you are familiar with Westminster, I believe there is a meetup at Maggie's every 3rd Thursday of the month. The group is called Real Estate Investors of Carroll County. They have a Facebook page but it doesn't seem super active. But if you use the "meetup" app it has more info for the group. I personally haven't gone to a one yet, I found the group last month, but I plan to attend the July one.

Welcome! I too am from Carroll County and looking to make my first purchase by the end of the year using the the BRRRR strategy. It will probably be outside of Carroll County because of the cost and limited market. Good luck, there is a wealth of information here.

Post: Hanover PA Buy and Holds

Does anybody have any experience with Buy and Holds in Hanover, PA? I'm from Carroll County MD and most area's are expensive for a beginner. The housing cost is much more reasonable to start out with so I was curious if anyone has had success with rentals in Hanover, PA.  

Also anyone who invests in the surrounding area as well i.e. "Gettysburg". I'm curious to know how the rental game is in these areas since they tend to seem out of the way.
