Hi all! I'm in the process of getting my first property leased. It's a single family home two bedroom two bath in the Baton Rouge, Louisiana area. It'll be rented out to a friend who is splitting it with another friend. I'll be out of state which poses some additional hurdles. My question is what/how should I be prepping and what should I include in the lease agreement? Any information would be greatly appreciated!

Hi All,
I'm new to the BiggerPockets community and am excited to start my real estate investment journey. I am interested in forging my way to financial freedom through real estate. I’m mainly interested in the buy-and-hold method of investing and really want to focus on multi-family units.
