Hello, 

Real estate agent here from Buffalo, NY.

I wanted to know if any other agent here has ever tried to credit the buyer (whether someone else or yourself) your commission to go towards closing costs?

As I understand it my broker will allow me to knock down commission on the buy side to $0 if it is for myself but the only advantage would be the offer looking more appealing to the sellers because they would save 2%-3%. Is it possible to use the commission you would be earning to pay for some closing costs?

100% Agreed. Bidding in N. Buffalo is a joke at this point. All cash deals 25%-100% over asking haha. There are still some deals but definitely a need to be careful.

Hey buffalo investors, I'm brand new in the real estate business and am choosing my brokerage next week to start my career as a real estate agent, hoping to buy an income property sometime in the next few years. The reason I write today is because a coworker (current job; not real estate) asked me about how much her house would be worth, and if an investor would be interested. The house is on spring street between Broadway and genesee. It's a two family, 3 bed up and down on a triple lot. From what she is saying the inside would need to be torn out because the house is old and there is almost no insulation. New heater, 8 year old roof. I have ZERO knowledge of this area, if it's desirable/can be rented out at all. I know it's not the best part of the city but at the same time is very close to the soon to be opening UB medical building. Could anyone help me out and let me know what you see in a building like this as an investor and what I SHOULD be hearing? I'd like to reiterate I am in no way considering purchasing this property as I don't have the expertise to even understand the market in the area but would simply like to know more. Thanks!

Matthew Marini that's the website I used, I think I found it through hunt real estate's website. And I am excited to get started soon, are there particular brokers in buffalo that are best for newbies? Or should I mostly look at what services they offer?

Hello everyone, just introducing myself, my name is Matthew and I am brand new to anything real estate related but have always had a goal to get in to rental properties. I'm 22 and just graduated college with a bachelors in economics and am most of the way through getting my real estate license. My goal is to save enough money for a FHA loan (plus backup money) on a 3 or 4 plex and then work on acquiring more properties. Nice meeting you all!
