Woodstock, GA is a great market to flip/invest in. I have lived here for over 10 years(lived in Roswell right next door prior to that) and own many properties here. I have seen it grow a lot over the years.

@Chris Noles and @Ryan Burlison I also just found out my friend John Marion is hosting his meetup again in Canton. They just started back up again and they are held the 2nd Tuesday of the month as well. Not sure why everyone likes to host things on Tuesday :) If you search Canton GA Real Estate Investing Meetup Group on Meetup.com you will find the details.
Both the Cherokee Real Estate Freedom Group and Canton GA Real Estate Investing Meetup Group are smaller groups but both have great people.

Hey @Ryan Burlison I 2nd Cherokee Real Estate Freedom, it is in Canton not Woodstock, but it is a good group. A few other Atlanta groups, but unsure of any others specifically in Woodstock. I have 10 rentals in Atlanta Metro. Also a Brokerage that specializes in Sales and Property Management. Happy to connect.

@Holly Barrett thank you for the tag! @Barbara A. Happy to hop on a call to tell you more about OneSource Real Estate and our property management services. I personally own rentals in Powder Springs and Kennesaw which is near Acworth. Most of the properties that we manage are in Cobb County.
If you choose to work with us we would love to help you out. I understand you are just starting on your search for a property manager and maybe interviewing a few. When researching them I would see if they are NARPM members. NARPM is a great organization for property managers that provides additional training and resources. I have found members of NARPM to be more educated and experienced in the property management field than your average non-member property manager.

What does your lease say? That is the first question any attorney/courts will ask.
60 days is best practice and it is what I do and recommend to clients. I would recommend you do that to avoid issues. Tenant may not stay at higher rate anyway and may move out at 30 days if they give notice. Just send a very clear and concise message to the tenants the rent will be $X effective XX/XX/XXXX and then you will find your answer pretty quick if they wish to stay or give notice.
