@Faisal Z. I do not want to name any names or endorse anyone but what I would do if you want to look for a few attorneys that specialize in this field is look through the GA public notice sites. Which is here https://www.georgiapublicnotice.com then sort by tax sales and look through the counties you are interested in or need assistance in. What you want to find is an attorney who is filing for "NOTICE OF FORECLOSURE OF THE RIGHT TO REDEEM" each listing will have the law firm listed that filed the notice. Reach out to a few and see who you feel comfortable with.

I personally am not a land investor as I like passive income from rents. With that being said land investment can be very lucrative if done correctly. As @Andrew Turner said the price has to be right and you have to do some further due diligence. How is it zoned? What is it near? Is it in the path of development? How much acreage is there and is there an opportunity for assemblage?

As with any market Supply and Demand play their role. If one is out of balance it will effect the other. This zip is out of my preferred area but if the numbers still worked I would do a deal in that area.

@Eliecer Trillos I sold a whole bunch of condos 2 years ago that were not Fannie Mae approved. They were a conversion(Former Apartment that was converted to condos). Over 50% of the units were rentals so it was not Fannie Mae eligible. We ended up finding a portfolio lender that was able to finance them but they were all on commercial terms, so that would be an option. A more important question to look into though is why they are not Fannie Mae approved. Is it due to rentals or is it due to financials? If a condo is in poor financial health that will also disqualify it.

@Alpesh Parmar Any particular area? I only know a few Turn Key Providers around the Atlanta area. They dont seem to be as common as they are in the midwest. I also have a Turn Key Provider in Birmingham I met last month, I can send you his info but I have never done business with them.

@Zhong Zhuang What area of Atlanta and what price point? Atlanta is a big market, I have sold all over. My preference is outside of the perimeter north.
