Completely agree with you! I am a KSU alumni and they have a very large student population. Anytime we get rentals in Kennesaw or Acworth they rent quickly.

Yes rental demand is incredible strong in the Atlanta Suburbs right now. The key is making the property nice and presentable, getting great pictures, then listing it in the right places. The last rental listing we did we received 70 phone calls and 10 applications in a day, we had to take the listing down just to review all the applications. 

Of course not all properties will be like that but if it is in a desirable area and a quality product it will lease quickly. Atlanta is a hot market and with COVID a lot of tenants renewed their lease and stayed put. So the available rentals are way down and the demand is still relatively high as we have a growing population.

I sent you a PM. A lot of discount PM firms mark up repairs and charge extra fees. They have learned that most people just ask what is the percentage that they take. Most people fail to ask about additional fees or look over the fee structure. I have heard some crazy stories from now clients that were leaving another PM firm.

Always look at the entire fee structure, don't just get stuck on the percentage.

 Scott thank you for the offer of assistance. This list is around 1000 and I would like the ability to pull it once a month or so. So really looking for a way to pull the data myself or pay a low cost to do so. The Zillow API seemed perfect but doesnt seem to work for new users anymore. So I was trying to see if anyone had come up with another way. Propstream maybe the answer I am looking for.

Thanks! I was considering getting propstream awhile back for other purposes, I may have to check it out now.

Any other ideas are appreciated but may end up going the propstream route.

Not sure if this is the best place to post this but I figured active wholesalers would know best. I have a list with several hundred leads that I would like to send direct mail to. I would like to scrub the recently sold properties from this list. Is there an automated way to do so?

My friend said he was using an excel macro that uses the Zillow API and a ZWSID. He sent it to me and I requested a ZWSID but it looks like Zillow no longer allows API access to property details to pull that information.Is there another automated way to do this? I am willing to pay a nominal fee as it will save me from contact dead leads.

I agree with Kevin, check the gutters! I have seen multiple basement/crawl space water intrusion issues fixed by having the properly cleared gutters. Is your tenant clearing the gutters or is your maintenance team clearing them on a regular interval? A clogged gutter/downspout can cause water to avalanche over and go into the foundation.
