Lets see , $25,000 to first time home buyers , plus forgiving student dept , nice way to buy votes with tax payers money . Price controls on food , its all BS . 

It would be another government program that will be abused .

Most , but not all agents have no idea of what the building codes are . And even fewer understand that a house built 50 years ago doesnt have to be brought up to todays code . 

I recently had a buyers agent tell me (at my house) my heat pump was 20 years old and was at the end of its life and needs replacing .  I asked her what her experience was and was told she has been doing this 20 years .  Then I asked her when was the last time you saw a heat pump with a gas line going to it , and the words on the front of the furnace says Reem Gas furnace ?  Her response was " its still old and should be replaced " .    So using that logic , I asked how old she was ?       ( Her buyer didnt buy the house ) 

The security deposit is for damages , tell them no and start the eviction process

In a sellers market , I can see the sellers telling the buyers to just add the commission to the price or pay your buyer agent out of your pocket . 

In a buyers market I think it will be the opposite .

Of course its easy , its no problem getting someone to sign a contract to sell their house for much less than its worth . And then you will have people lining up with cash in hand wanting to buy your contract .   What could possibly go wrong ?

Bleach with some dawn added , put it in a pump up sprayer and soak the floor and let it dry , then pressure wash the floor . ( Wear a good mask and have the doors open while doing it

You will still have a fight on your hands , the contractors will have some leverage . Especially if the deed hasnt been recorded and gotten into the system .

When you buy materials , there is no warranty and all the responsibility falls back to the owner . When you are short on materials , the clock is still running for the contractor , you get billed for that unproductive time .  

The contractor is going to make the same whether you buy materials or not , its just moving the numbers on the estimate . 

Years ago we were going to do a roof for a guy , a 2 story colonial 25 square , he wanted to buy materials and pay only labor . I gave him a price and a materials list and WROTE DOWN to have ROOF TOP delivery .  We get to the job and the shingles are on a pallet in front of the garage . I pointed up and said roof top delivery is up there . He said that was more expensive .  I said here is a ladder , call me when the shingles are on the roof . He offered $100 for us to do it ,  I picked up the ladder and never heard back from him .

Pull permits always .  Sure you can get away with it , until a home inspector looks at the dates on electric wire , or pvc pipe . 

If its bare dirt , it just needs to be raked flat , anybody can lay sod , that isnt the issue , its the 3 weeks after its been laid making sure its watered enough .
