 Contractors do , BUT we are spending large sums with them on a regular basis . Honestly the suppliers I deal with dont like dealing with anyone but contractors .  They spend 1/2 an hour with us and make a $25,000 sale . They spend the same 1/2 an hour with a homeowner and make a $300 sale . 

I would give them a 30 days notice to vacate .

The PM is a for profit business , they are not there to "save" you money , they are there to get the job done .

You can ALWAYS get things done cheaper , but is your PM going to schedule 3 contractors for estimates and wait 1/2 a day for them to show up for free?  

I am a contractor , I am not there to save the customer money , I am there to solve a problem , I am in business to make money .  If you want to save money , do it yourself or find your own contractors , and at that point expect your PM to put you on the back burner . 

@Jeremiah DunakinA half an hour job ?   You forgot getting the toilet , carry it up the stairs , assemble the toilet , fix the broken toilet flange , disassemble old toilet carry down the stairs , trip to the landfill .   I estimate 1.5 hours just to replace a wax ring ( Including travel time )

 Most carpenters , electricians , roofers , landscapers are male . WHY ?   Maybe women as a whole arent interested in these jobs or flipping houses >

Round up is your friend , 2 or 3 times a year and no grass , no weeds .

There are basically 2 ways to bill doing service work , strictly by the hour , and then a flat rate . By the hour is strictly that , if it takes 4 hours to do a task you get charged for 4 hours , but you wont know the charge until AFTER the job is done . 

Flat rate is assigning a charge to each task , now if they say before the job they charge 2 hours to change a bulb , thats what you pay , if it takes 10 minutes , or all day . 

Is it fraud , no they are telling you the cost up front , you accept or decline . 

Remember a PM company is out to make a profit , they up charge everything they do .

What you are saying isnt unheard of in Maryland , I have heard similar complaints from other landlords in the Anne Arundel county area

i'll ask a genuine question and maybe get us back on track.  the consensus among most of us in this thread is that, regardless of our viewpoint on the proposed rules, they have a pretty low chance of actually being implemented.  (there also seems to be tension on whether they are just 'pandering,' or are genuinely believed in.  side question: how do i tell if a politician is 'pandering'?  is there a device i can use to measure the level of pander?)

so - i'm curious if anyone has an opinion on the rules targeting institutional investors.  James and I have talked about this in other threads.  on the one hand, the sheer number of total units owned by the institutional investors seems to me to be fairly low, but in certain neighborhoods and cities it's certainly substantial.

I try to take in a diversity of viewpoints and opinions, even ones I don't agree with.  so i watch the crash bros, I listen to Robert Kiyosaki's podcast - I think I'm supposed to buy lots of silver? - Michael Saylor wants me to buy bitcoin, JL Collins wants me to buy index funds, etc.  (Joke's on them - I bought some IBIT after it was approved.)

and one thing that's interesting to me is that there seems to be a pretty good consensus among all audiences, 'right' and 'left,' that "large companies shouldn't be able to own single family homes."  and some of the rules target corporations.  there's also the activity against RealPage.

i sometimes joke that i hope my portfolio gets large enough that these rules target me.

so... thoughts?  should regulations target the big institutional buyers? 


 Arent big institutional buyers companies on the stock market , which are owned by stockholders , who could be you or me ?

 Jobs and wages are regional as is the cost of housing .  I have been to different areas of the country and in lots of areas , I would be wealthy , in other areas I would barely survive . 

I dont use it , but I keep my CDL ( commercial drivers license ) And if I really needed to , I could have a job tomorrow paying $30 an hour .
