Scotts 1001 sheets for TP  .   The fluffy feel good stuff will clog all the time .

 CRAZY HIGH, I pay 220- 240 MAX in my market, still about 100 bux a sq for labor, Takes one day so do 2 a week , well, not a bad living, 


 Normal is all relative to where you are standing .  Work 5 days a week and make a great living . Just pick up the phone and call the subcontractor and give them the address

 Under what concept can you file a pay or quit notice when the rents not late? Tell me how the judge is going to react on a landlord who files the FTP form and the judge sees the rent wasn't late.


 They said they are 10 days late and counting , I posted that yesterday after the close of business  , so today is day 11 .  The rent is now late

@Ashley C.  I dont have any section 8 tenants and dont see it in my future but as a contractor I agree with this part of your post 



"The other frustrating piece to that pie is that folks assume because properties are going for cheap in an area that contractor rehab work is going to be 'discounted' as well, and it is NOT discounted, it's the same going rate, if not MORE in less expensive neighborhoods because it is MORE COMPETITIVE in those areas for licensed contractors. They'll expect to get a "good deal" on everything and they're surprised when they end up with a trash rehab, but only wanted to spend 5k on it,"

I dont do work in bad areas , its simply about money . Owners of cheap rentals want cheap contractors who do quality work .  Well I had to tell a landlord ,  that a 2x4 cost me the same if I am working on a $50K house or a $900K house , my expenses do not change , neither does my profit margin . So my daily rate remains the same . But on your job I need an extra man to stay with the trucks holding tools which I bill you for .  There is way too much work in nice areas , there is no reason to even consider going into marginal areas for work .

Yes it’s Monday morning quarterback but it is sound business practice.

The only way this will get resolved now is through a lawsuit or cash for keys

What is she trying to claim btw ?


I had a title company that advised me every step of the way.  They sent a notary and she signed in front of them, and I gave the title the money and they paid the taxes. She is claiming that "she changed her mind."


" Changing your mind " Is a foolproof legal defense . Right up there with " I didnt Know "
