But , remember you are NOT buying a brand new house . Do not expect a seller to update a house for you . Yes you look for potential problems . But if the furnace is 20 years old and still works , why would the seller change it ?   If the house was built in 1965 and doesnt have GFI outlets , it doesnt have to , they were not available in 1965 , add them yourself . 

No home inspection will ever come back totally clean , learn to read and understand them

I had a unit and the tenant was gross , filthy and disgusting , but he paid the rent every month . I let him stay , Sounds a bit crazy , but he was there for 4 more years before he died . I collected rent (with increases ) for those 4 years . If I kicked him out earlier I had to do a renovation right then , I collected 4 more years of rent , the renovation was paid for with 1 years rent and the deposit . The unit was 20 years old and most of what was replaced was at the end of its life cycle anyway .

Class D   Bars on every corner  , houses with bars on windows  , cars on blocks and stripped ,  drug dealers on the corner , drug addicts  sleeping on the sidewalk , tents on the sidewalk , gunshots , ladies of the evening ( and day ) , abandoned  houses  , graphity on buildings .   Are signs of class D areas

 So they slashed the price by $20,000 and you offered 5K less and they said no ?   Or did you offer $5K less then got an inspection and wanted even more off?

When I get asked if I take vouchers or section 8 , I tell the person that the house hasnt passed a section 8 inspection . They ask when i will get it inspected , and I tell them when I get a qualified applicant I will schedule it . The person tells me it takes about a month and a half  to get scheduled . I tell them I dont have anyone who has applied and met the qualifications  so there is no reason to do so until that happens .  And I have had them apply , but I require good credit 670 and above for all my properties .

1000 sq ft isnt anywhere close to Bulk . Thats a small to medium job .  

Why isnt his mother moving him in with her for starters ?  If she pays a year up front , makes it harder to evict .  What could possibly go wrong with this situation ?     None of it will happen if you say ...................NO

I dont know how the property is layed out or where the sign will go . But if you could divide that portion off and keep it in a different business name , if you ever sold the property , you or your heirs would always be getting a check

I shower once a month whether I need it or not . The gym membership sounds like a good Idea .  Or a hotel room for a day or 2 .
