Here in Maryland just outside of the city , teenagers would laugh at you if you offered $15.00 an hour . Mcdonalds starts at $16 an hour and cant get help . Landscapers make $23 an hour .

Basically if you do that , she owns the house and you are responsible to pay for it . 

Now 5 years from now , you get married and want to buy a house , you will have a hard time qualifying , because you still have a mortgage in your name .

Dont do it .

If you have been thru 2 GCs building new houses , I would have to question why this is happening .   There is basically 1 main reason why I would not complete a job as a contractor . And that is money

 Primer for sure , T 111 will suck up some paint . I used  SW Super Paint exterior on T 111 on a Garage . I used Semi Gloss . ( yes it shined for the first couple years , but it lasted 12 years until I decided to put on Vinyl to match the house

 Its hard at this time of year to keep politics out of a discussion , especially when one candidate brings up a potential infusion into the real estate industry .

As long as attacks arent thrown at individuals and the discussion stays closer to real estate , I feel a bit of politics is good . 

But my political opinion is they ALL are a bunch of bums and need to go .

 I don't think we are in a bad position as a country. We have full employment, inflation is down, interest rates are high, but not outrageously so, we just got spoiled. However, I think the only 'handout' I think we need right now is the child tax credit which both parties claim to support. Inflation down ?   I guess you havent been to the grocery store in the last couple years , filled up your gas tank , paid your insurance , or bought a car  ?  Rates arent real high like the 80's , but house prices are high due to inflation .

Raise the minimum wage to a " Living wage "     Living where ?   how much would that be ?

Rent a 1 bed apt in my area is $1900 a month , so 3 times the rent means you need to make $70K a year to rent that 1 bed apt .  So a 24 year old flipping burgers at McDonalds will make $70K a year .  Say Hello to the $25.00  Big mac .

These first time home buyers have been poisoned by the TV shows like HGTV .   I had tenants , a young couple in their 20's that were looking to buy their first house . She wanted their "forever" home . She had a laundry list of what the house had to be and where it was located . After looking at close to 20 houses and not finding their dream home , especially in their price range , they were getting discourged .  I was talking to them and told them , you are buying your first house , not your last house . Dont become house poor , buy in a good school district , dont buy a fixer upper , you wont have the time after work , the $1000 every time you buy supplies , and wont want to live in the mess . 

They did find something a month later , I did a walk thru for them , it just needed cosmetics , nothing major . It was smaller than they dreamed of , but they got their start

    look for the signs that say "we buy houses "  . Give them a call .   Now whether you will find deals from them is another question all together
