Sounds like the Buy here pay here car dealers that get a large down payment , wait for the customer to default , repo the car and sell it again . 

Did the male tenant ever send you written notice ? If not I would still hold him responsible 

I am sure everyone has seen the damage from the hurricane . How do you think this will effect rental rates , home sales ,  construction costs , and insurance costs in Florida and up and down the coast  ?   There will be a lot of people without a place to live .  Will STRs go long term ?  Will people move to other areas ?

Well the hurricane just passed , I am sure you can find some fixer uppers in Florida . Contractors  will be your problem

In my area , you would have a minimum of 1 year from the time you bought the land until you could stick a shovel in the ground . Engineering , permits , stormwater management system , clearing , reforestation fee , sediment control , and landscape bond , all this would run you around $175K . Plus the cost of the land .  Then the cost of the house .   

Much cheaper to buy existing

@Randy Buff Since someone bought it at close to the asking price , thats what it was worth . I dont see the reasoning that if rates go up , sellers price goes down . ( unless its a distress sale ) . Those sellers of small apt buildings are investors also , they need to maximize their return . 

Buyers want cheap , and sellers want high . If I am a seller and want to sell , not need to sell I will sit and wait till someone hits my number , how they get the funds and what they pay in interest isnt my concern

 Real Estate , like any other investment is NOT  a sure thing . Its a calculated risk . If you dont have a back up plan before you start , you could find yourself in trouble
