If the tenant does move , do a detailed inspection in case the tenant messes things up

Screen everyone over 18 years old and they also go on the lease

Cheap probably was not the best choice of words for some people.
 I figured someone would have made a reply similar to yours sooner. 🥴

There are probably very few members of Bigger Pockets that have done more full roof replacements than me over the years. Full roof replacement seem to be the go to recommendation, especially when I have a hard time getting to a property if it is out of the area. I have one property manager in Mississippi that does a 10% mark up so full roof replacements for the smallest things is always a recommendation. In the end I might have to go ahead and replace the whole roof but I’m brainstorming now. 🧐


 Chasing down the source of a roof leak isnt always easy . In my 40 years as a contractor , we have fixed roof damage . But everytime we have tried to chase down a leak it another leak popped up somewhere else . And the customer would think we were responsible . The majority of the time when an older roof starts leaking , its time to replace .

Cheap fixes rarely work .  You will be replacing more than the roof if you wait .  Mold , a ceiling caving in , tenant getting hurt .     Bite the bullet and replace it

I agree. The laws do need to be changed.
If a person's insurance had to pay 28k and its not even his tree, that is ridiculous! The laws need to be changed. Those people who advocate that its fair and no laws need to be changed, are probably the ones whose trees fall on their neighbors.
I cut all the trees on my property. The neighbor has thousands of trees on his empty lot. There are  no branches that come onto my property.  They are huge pine trees...

I dont understand why the "Act of God" for somebody else's tree should be paid by my insurance. Why not the owners of the tree insurance...


 The laws are fine the way they are , they go back over 100 years .  

Lets say i am a land owner with 500 acres and on one side of my wooded property which is 5000 ft long a developer builds 100 houses . And those home owners  are worried about MY trees falling on their house .  Those trees were there way before the houses . Why should I cut down trees that COULD one day fall during a hurricane or they could not ? 

Once that tree crossed the property line , it became your tree . It was an act of god .
