What could you do with 1 BILLION dollars ?  Its been reported that Doge has already found Billion's  (plural) in waste and fraud .  Some have estimated they could uncover over a TRILLION in waste and fraud .  A trillion dollars ? Sorry that amount I cant even comprehend . 

How many post on this site where investors complain their contractor charged them too much ?  By $5000 or $10,000 .  ( thats real money to me ) Now I see the current administration  going after fraud and waste , numbers none of us here play with . 

I am all for it .

Will there be some pain with all these needed changes . I am sure there will be . But you can only kick the can down the road for so long .  I believe there will be short term pain , but long term gain .

I actually hope home prices come down along with rents , I am in Maryland not far from Annapolis . Those in their 20's , 30's and even 40's have a hard time with housing expenses . These are the ones with good jobs . 

If values do come down I dont look as good on paper , if rents go down I dont make as much money . BUT I will survive .

I do believe the job cuts and other policies will effect Maryland quite hard , due to our reliance on the Federal government . Same with NOVA and DC . I started out in the Carter administration and everything since the good and the bad .  

How do you deal with change ?             You adapt

Finding a duplex in Anne Arundel with 1 deed is like looking for a needle in a haystack .  R 10 and R 15 are scooped up by developers quickly . Plus the cost of subdividing , and all that goes with it are for deep pockets . 

Your best bet is a property on water and sewer in a non HOA community and either convert the garage to an ADU or Build a separate ADU . Building a separate one isnt cheap , I have run the numbers , with permits , nd the other county BS its close to $200K for an 800 sq ft building .

If you are looking to keep your townhouse as a rental and find another primary , if you have kids in school , I would recommend Severna Park , Arnold , then Pasadena . ( preferably a community with either a pool and or water access .

Nothing in this county pencils out as a rental unless you look in Glen Burnie and North .

All sales are cash . The seller gets paid in full .

You dont get inspection money back . You hired someone to do a service for your benefit , YOU pay . not the seller

Well at 4 gallons per minute , 1 hour thats 240 gallons , in 24 hours thats 5760 gallons .  

They say the average amount of water per day a person uses is 80 to 100 gallons , Lets call it 60 to be conservative . Its a 12 unit building so lets say 2 persons per unit . 60x2=120 a day per unit 120 x 12 units = 1440 gallons Depending on area lets round it up to an even 2000 gallons . 

So first rule out intentional wasting of water . Do a toilet bowl test , put food coloring in the toilet tanks and check for bad flapper valve .  Shut off the main to the building and check the meter to see if its running , if so you have an underground leak .

You should check with a local land attorney and see what your options are 

Honestly the only fair way is to get separate meters . 

When I rent a place I always get asked " Utilities are included right ? " 

And I respond , " No , if they were you would be cozy warm all winter , and cool as a cucumber all summer , you wouldnt turn off a light , and your friends would be over doing their laundry " 

Raise the rent to cover more than the utilities
