@John Clark  There isnt much left thats toxic , it all went into the atmosphere .

Not an expert here but my Brother is a heavy equipment operator in Northern CA and did a lot of the fire clean up when those fires happened and he mentioned contractor might need hazard waste removal license.. FWIW

Its California , you probably need a permit  to do just about anything as long as you pay the fee

" I am from the government , and I am here to help "

This whole mess will be tied up in courts for years , between insurance companies , environmental groups , homeowners , it will just drag on .  Anyone with insurance will be smart and take the money , sell the lot and move on .

Of course the insurance companies will flee California , they are going to lose money if they cant raise the rates to cover the risk , everything else has gone up why cant insurance go up to keep up .

The California government will deal with the damage the same way all governments do , they will find a way to raise taxes or get the Feds to pay for it ( that will be difficult with the new administration )

Here is what I find ironic , California has C.A.R.B. to pass regulations on vehicle emissions . They wont let a diesel truck operate in the state with an engine over 10 years old , because of emissions . How much pollution occured due to these fires ?  It is one hell of a carbon footprint .

As for the weather, with all of this global warming,

'All of this global warming' may be/probably is temporary in the big picture, just psrt of the cyclical nature of our wonderful planet. I personally would not base any business decisions on the weather....

Just my $0.02...

So much for global warming , I have had my trucks and equipment out plowing and salting for the last 6 days  here in Maryland .  Dollars from the sky

It would make more sense to build with concrete or block and have tile or metal roofs than standard stick built with asphalt shingles .

If it sold for $120K in 2007  , and your rent is $2000 a month , the landlord is probably cash flowing rather well .   I wouldnt want to sell unless I needed the funds for something else .

But it doesnt hurt to ask them if they want to sell
