I think you are right. I have at least six peers (millennials) who I have been suggesting for years to buy who finally bought this year. I think Arizona having a much lower tax rate also gets people to relocate because they can keep making re of their hard earned income.

I would definitely set up a separate Banc account. If the ORS ever audits you you won't be able to deduct any expenses done from your personal account.

I saved my first and second property down payments my working second and third jobs. It may not sound cool or sexy, but it's what I had two. It took working about two years of additional side jobs per down payment.

There are a bunch of local forums for the suburbs of Phoenix, but why no local forum for Phoenix itself? Just seems odd.
