In Kissimmee, is vacancy rate typically low enough to expect cash flow if youre buying in mid 100's (at he right resort)?

@Ariadne Latorre ok gotcha. Good to know. I would imagine there's a price difference between SFR and condos in similar class communities? And do you think SFR rent for more compared to condo?

@Account Closed Thanks, thats helpful! SFR is certainly an option, I just like idea of gated/clubhouse/bar etc. and I would think its easier to manage a condo vs. SFR long distance

Looking to buy condo in Orlando. Looking for the right one. Price/deal isnt the most important, i want to find something that will rent consistently with A+ staff and  amenities. Hoping it will cash flow, but at the very least if it pays for itself, ill be pleased. Looking at WorldQuest, looked like a nice resort. Any feedback very much appreciated!

I have an 8 unit UC, closing in a couple weeks. Just had it appraised and the appraiser had no rental data or cap rate in the report. Im concerned mostly, because i plan to refi in 6 months, after rents are raised and expenses are lowered.

Between cutting expenses and raising rents im looking $250 increase per unit. So theres alot of upside and equity to be had, but if appraisers are just going by comps and physical condition (just as they would have with a 1-4 unit) then i wont increase value by cash flow improvements, ill only gain equity by replacing the windows and new paint, which i plan to do. Im heavily relying on value add thru cash flow increase. Concerned they wont factor in what ive done with the income in 6 months when i go to refi. If rents arent considered on next apprsisal, it will completely disrupt my plan, which is cash out and buy bigger building....

Anyone know why appraisor didnt ask for rent roll for this 8 unit? I thought rental income played crucial role in evaluation.

Anyone have luck with Airbnb lakefront? My main focus is multifamily, however Id like to buy camp for the family, but also rent it out while we arent enjoying it. I cant seem to find "booking/rental history" on Airbnb for any local rentals, so I dont know what kind of income Id expect from a camp, if I were to make the purchase. The thought of owning lakefront and having it at the very least pay for itself when were not there, sounds perfect...
