As a rule I typically don't like to show projects before they are completed. A lot of people don't have the imagination to picture the house in a finished state and it's more of a turn off to them. But your milage may very and the buyer might be able to image the finished house.

I agree with Steve the number do look good, I'd get real financials and see if they stand up to your due diligence. Some things to think about as well, Repairs and Maintenance, Administrative/tax fees, contract service(snow and grass) those can add up fast as well.

@Tim Hagins I asked this same question from a friend of mine, here's the response.
Pre exam class $395
Practice exam class $200
Test $60(approx)St Louis ***. of Realtors $629/yr $275 app fee (price varies per office) (optional depends on brokerage that holds your license) if broker belongs, you have to too.
Continuing Ed. $30/class 4 classes or 12 hrs required. (every two yrs)
Errors and Omissions insurance $650/yr (varies per office, depends on brokers experience)
Desk fees, commission agreements or referral only standings ( this all varies depending on what broker you choose to hold your license and can vary greatly.
MLS fees $60/ quarter
MO real estate license application fee and renewal fee $50-100 each time
Supra key $25 processing fee, $140/yr
I'm sure there are some other fees in there, but hopefully that give you a good idea.

Hi @Alexxa C. it sounds good, my only concern would be your due diligence statement, most of the people you will be dealing with want a fast close. Saying it may take 30-60 days to get their money might put a few people off toward going with you. Most people you are targeting will be getting multiple mailers and calls and those people will be closing the deal as fast as they can. You might just say "I will need some time to due my due diligence".
