I did Real Estate Express (RealEstateExpress.com) and it was fine. Take a ton of practice exams. I used Night Before The Exam (NightBeforeTheExam.com) and found it helpful. I passed the first time.

It's pretty cliche but there are a lot of better resources for free on this site than reading full books. BP is the ideal place to start.

Focus on understanding finance and how to structure deals. Ultimately real estate is the deal business. If your foundation is finance, books will start to help. Before then it's all "rah, rah" in my opinion. 

Save, learn, network and deals will come your way. Follow that and you will be very successful. Not sexy but it's fool proof.

MyHouseDeals.com typically has a hard money lender list for your area. In my opinion go with the one that has competitive % and points with a higher LTV.
