Steve makes good points. Find a wholesaler in your area who has a vast knowledge and hopefully some additional resources that they provide. Rentals are great for building net worth but I would do that after you've successfully built your bankroll.

Networking events, Craigslist, signs, real estate groups, etc. It's all about getting in front of as many people as possible. There's no shortcuts. If your product is good people will buy into you. Be upfront and don't deceive.

It takes some time and effort to get a license but it's not too bad. I'd say get it and you won't regret it (rhyme).

If I were you I would do my first few deals with a reputable wholesaler. They're going to have a lot more experience that you can leverage down the line. It will cost you a little bit more up front but I believe it is well worth it.

With disclosure I do this for a living, but I believe in it.

It's always good to be diversified. Stocks, bonds, and real estate is a pretty tried and true method to wealth generation. 

I use a similar strategy to Scott.

Appreciation is largely unpredictable and in my opinion a bonus when investing. If you are able to cashflow your properties and gain equity over time you should be in good shape. Of course, put yourself in a position to have the potential of upside.
