We do a large portion of our deals in Allentown and know the area very well. While the city has been tightening up its occupancy requirements, it’s ultimately up to the seller to decide whether they’ll handle the full inspection and complete any required work prior to the sale—or pass that responsibility to the buyer. We regularly see both scenarios play out.

At the end of the day, it’s all about preference. A property with a clear CO is always more appealing to buyers, but every deal is different.

Quick heads-up: Starting January 4, 2025, Pennsylvanias Act 52 requires anyone involved in wholesaling real estate to be a licensed agent. This means youll need to be licensed, work under a broker, and be fully operational as an agent, even if you dont close any deals.

If you want more details, feel free to reach out. The rules have changed here in PA, and I dont want you diving in without the right info.
