Deal Machine is great. From our experience the more specific the lead source / type the better. On average, 10 calls, 3 appointments, and 1 closed deal / 3000 mailers of highly customized criteria. Cost / closed lead turned out to be $2k or so. An easy number to swallow for acquiring another property.

15% COC is a great return for an on-market property. I see your liscened- was this a distressed asset listed for a while? We use that tactic quite a bit. Anything 60+ days eliminates most competition.

Welcome! Remote investing can be fantastic. Just need a solid team and support structure to build your base. Not all markets are created equal, so do your metro area research on potential candidate locations -BP is great for that. Best of luck!

Honestly, Mixed reviews. Mostly for paperwork and some data sorting / occasional cold call. Has been a while so not sure which is the best not. Apartments.com, Google domain with paid voice account that the team uses.  We’ve also had great luck with Grasshopper digital phone line also.  They have a feature now called Ruby receptionist. Sort of 24/7 VA within the phone system.
