Dropbox, or Apple photos. Some online file storage sites also may work. Best thing is to have clear pictures before and after for proof of condition when it comes to security deposit issues.

@Linda Thomas- certainly ask them for it, but if they dont reply go to the post office. Since its their property, you'd want to make reasonable effort to contact them- but some people just move on and never look back.

Hands down- a discussion, backed up with quotes for remediation. And offer to use their security or charge. 
Killz is great, sometimes need several coats. Also get rid of any porous materials like drop ceilings that act as a sponge and all carpet has to go.

Welcome to the Lehigh Valley. Its an awesome area to continue your investment journey. Sounds like you have quite the experience already. The market here is quite hot, specifically in the small multi space, but there are opportunities if you're creative and willing to find opportunities where others don't. 

There are lots of options out there with funding thru traditional loan programs, private investors, and non QM products that should be able to fit your situation in one way another.

 Educating the seller on seller finance is the struggle. You also have to understand their needs. For most sellers, seller finance doesn't make sense. Generally, high equity, low-to-no mortgages, and people who could stand not taking that tax liability are good ones.

You absolutely need to understand the motivations behind the seller selling before just straight up offering a seller finance scenario.

If youll owner occupy a unit- this is your chance to stabilize the others during your occupancy term- assuming itll be a short stay to repeat the process elsewhere?

Honor the leases in place because you have to But hold a discussion with each- always approach this as a person first- landlord second -Especially if youll be residing in the building. Present them with market rate data- essentially explaining this is what they'll pay elsewhere if they move. Come up with a structured increase for each (does not have to be the same for all but check your laws). Goal is to eliminate  vacancy if possible. We do market rate adjustments over 12 months. Gives them time to get acquainted or find somewhere else to go if needed.

Very selective process, and geographical regions- but this is an AMAZING tool for some people. Check with your local HUD office.

There are advantages to both sides. Being licensed can be a huge benefit to both professions, just don't want to walk the thin line as a contractor while operating as an agent IE repair quotes on a property walkthrough- and vice versa. 

But in general, youll be able to function on a higher level than most from purely an education standpoint. Good luck!
