@Tim Adams in general - yes. FHA will allow you to use their products if you qualify pending you actually plan on living there for 12 months. Many investors use this to purchase assets with little cash out of pocket, stay for a year then rent their space out and do the same thing over and over. Once you hit 10 loans in your name however things change and youll need to consider an LLC or other entity. These are GREAT problems to have. Good luck!

These forums are the best place to network. Just search a topic, find a thread, and reply away. People come out of the woodwork- its amazing.
If you do your own post- it takes a bit to get tractions tho.

Many of us have smaller BP style groups in more localized areas to help in-person meetings. I host a virtual meetup to take advantage of the remote Investors and those with interest in Eastern PA.

This is great info. BRRRR only works if all the components line up- especially the ability to exit / refinance.
Sorry this happened to you, but maybe you could do some education with new investors to help them avoid the same issues based on your experience. Having multiple transactions (of any size) can ding the report enough to put prequal in jeopardy in a refi. 

Time to make a BRRRR course lol!

 Awesome. Cash out refi with zero $$ left in the deal is something to calculate long before you purchase. But leaving some in and having a cash-flowing property is still better than a straight up 20% down loan in most cases.

Just out of curiosity- are you choosing to self-represent in the purchase? An agent could help you navigate the process, look over your deal, and always have your back.  So the property is off market and I will definitely be reaching out to a real estate attorney for a written contract. I think at the end of the day, it's about talking to the other person as a decent and fair human being. Thanks for the feedback!


 Always be genuine. Have to be able to sleep well at night with the decisions and what you put out there. The fact that your asking is a great start! Find out what they need and / or want from the deal and maybe help solve a non-monetary or timeline issue for them.

Had a very similar problem to this in one of ours near Allentown. Amazon packages went missing- turned out to be a tenants kid. 
Immediate installing of cameras in common area and exterior with simple notice email / signage. Email/letter reminders of lease terms citing violations for criminal /disturbing the peace, and a good old fashioned punishment from mom seemed to do the trick. Good Luck!

@Jamie O'Connell, if the numbers check out, many lenders would consider it. But if buying in your name- you'll have to prove financially able to cover the debt yourself. 

Youd need 2 years of tax returns without W2 for most lenders.

Just be careful- never sign a contract without having solid financing (or cash) available to purchase. Our go to guy in this area does- PA,NJ, NY, MD BP forums wont let us post contact info- so send me an message and we can connect for the info.
