We are a small family business operating nationwide under LLC's and seeking to refinance and purchase more properties. Our two goals are to lower our interest rates and increase access to capital. Where should we look to find those lenders? What activities do we need to do to get there? Right now we have been financing mostly through hard money and investors. We have significant experience, strong cash flows and provide a solid equity cushion for security. I have been contacting banks but most of them do owner occupied only or through the wholesale side working with brokers as opposed to the retail side working with borrowers. We don't have experience with corporate finance/investment banking, so far we have worked with B2R, Firstkey and Colony to finance our portfolios. Open to creative structures, utilizing first mortgages, promissory notes on LLC's and equity interest

We are aggressively seeking to increase our rental portfolio.

We currently have a budget of $3,000,000.

We are able to close quickly.

It is enough to provide us with the property address, asking price, and rental price (if rented), and we will make an offer.

**We are looking to buy properties at a discount to our estimated market value, and it is very unlikely that we will buy any properties at the current market value. We understand that this may not work for many landlords, but we are not able to acquire any properties at "market value."

What are we looking for?

Single family and multifamily homes, we may also be interested in certain commercial properties.

We can acquire properties 1 at a time or in bundles/portfolios.

We are looking for properties in Class A, B, and C areas, no war zones.

Properties can be occupied or vacant.

For occupied properties, we would like the property manager to provide a profit and loss statement for the last 12-24 months. Not required, but this will help us make a stronger offer.

No property inspection is required for occupied properties, although we would like to get recent photographs if possible.

We are willing to take on properties that need a lot of work, so long as the property manager is willing to handle the management of the job.

We do not have strict Rent to Value ratio requirements.

We can use our own closing agency, or one selected by seller.

We will pay for closing costs. Seller must provide clean title.

We would like to continue using the property management company that is currently in place.

Hello BiggerPockets Community,

I need advice on posting property ads on Craigslist. Originally I had 1 account but advertised multiple properties (sometimes multiple properties within one state as well as properties across the U.S.) The ads were constantly getting flagged/deleted by craigslist bots as I suspect. I did some reading and found out that craigslist does not allow multiple property ads within a state as well as in different states. Some ads have stayed up but I don't know why.

I tried contacting freelancers such as Fiverr or Upwork as well as other services but most don't do craigslist as well as when I type craigslist they automatically block the request.

I want to be able to manage this myself. I have created several email accounts 1 for each property but this means that I need a phone number for each property. I started asking people that I know for their phone number but it is not enough because anytime I need to make an edit such as adjust the price, add pictures, ect. it sends a different verification code and then I have to be in touch with that particular person who supplied their phone number for that particular property. 

I looked into different free applications such as Pinger and textfree which allow you to create a different phone number all the time by logging out and logging in again. But I suspect that once I log out I will lose that phone number permanently and then when I need to make an edit to my craigslist ad I wont have access to that phone number to retrieve the message.

I was referred to Cheappvas which is a paid site for craigslist phone verification numbers. Has anyone used this or something else?
