Creative real estate investors oftentimes target high equity properties with their marketing in the hopes of finding free & clear deals with distressed sellers willing to unload their homes for far less than market value. However, the reality is that the majority of inbound leads simply are not motivated enough, the timing isn’t right, or the sellers are motivated but unfortunately don’t have much equity in the property.

Less experienced investors will simply keep waiting for lightning to strike, and for the perfect deal to come along. However, those with some experience under their belt understand the importance of monetizing every lead whenever possible, including those homes with little to no equity.
