Hey Lisa, do you mind telling me who you've used that you haven't had good luck with? I'm currently using Select Leasing & Management and I like them but I wouldn't mind knowing who's good and who's not for my new properties.

I used Aaron Hasheider from Hasheider Home Inspection. Recommended by my agent at the time and they did an incredibly thorough job. He's also an investor so he has an investor's mindset on what seems urgent to fix right away.

Hey Mike! Great to meet you! I love the Fort Myers market, plenty of opportunities but it can be a wild west of sorts. Currently I love the lending rates right now, that are as low as they'll ever be as you said; however, I'm sure you've seen the overpriced properties the SWFL market has been producing lately. In the duplex I mentioned above, I purchased for $146k and within a month one half of the duplex across the street was going for the same price!

Seems like we're at a point where the market will not drop so much as cool off soon enough. What have you been thinking?

Hey guys. I'm wrapping up repairs on a duplex I own, looking to expand my purchases to multifamily properties in the SW Florida area, focusing only on Sarasota and Fort Myers. I'm seeking a private money lender that would like consistent returns on their money. My current numbers on my property are purchase price $146,000 / monthly income of $2,600 (with about $600/month in maintenance) / cap rate of 16%.

I'm currently seeking advice and pointers on how to go about finding a good, dependable lender that would like to benefit from me scaling up identical opportunities in the area I've found.

Hey guys, so I'm at a bit of a tough place right now. I finally got some financing underway, and I finally found a duplex that I like here in Southwest Florida. However, I didn't anticipate not splitting the closing costs with the seller because of something I misunderstood on the contract. Essentially I thought we were splitting closing costs, and I'm supposed to incur all of them. We are a bit late into the process, and I know that the seller is eager to close. Does anyone have any suggestions? The way I see it, my options are either to go to USDA 100% financing which may take longer to do, or, to simply raise the price of the sale by as much as the closing costs are. Any other ideas? Thanks!

I've only been at Enterprise for 5 months and my income before that was a bit rocky. So that's a bit tough. 

Is it maybe better to buy a condo as an alternative?
