Thanks for putting this together Josh. Great to see you.

I enjoyed chatting with everyone. I also appreciated Loc giving us the note primer.

I will be there again. Looking forward to it.

1. What is your definition of "thinking big"?

Thinking of opportunities to enrich the lives of, or add value to, the greatest number of people possible, in return for whatever I desire for adding that value.

2. What would you do with a $220 million dollar lottery winning (after taxes, i.e. what you Net from the winning ticket)?

Invest some in real estate, give some to charitable organizations, some to friends and family, and take risks in building other business ventures.

If the "edit" function lasted longer I wonder if I'd change this answer in the future.

I bought in condo in California for 172,000 in 2002. By 2004 it was going for 335,000.

Yes. I believe in hyper-inflation.

Do I believe it will show up again soon in another sector. Absolutely. I am "gambling" my money that it will be in precious metals and food. Yikes!

What I love about biggerpockets is that I am learning from the talented investors here how to not be such a speculator in real estate.

I do not believe we are going to see the old school weimer germany hyperinflation in the US. But we certainly will see some interesting and painful hyperinflationary bubbles in certain sectors, I speculate.

I believe precious metals still have a ways to go. We have all heard the plethora of theories: dow/gold ratio = 1, 40OZ gold = median SFH price. 500OZ silver = median SFH price. Then the cycle reverts.

I will not be able to time the market perfectly. But I am certainly not selling yet. I still think we're only in the second phase of the precious metals bubble. The third being ballistic.

It does feel good to have a silver dollar in my pocket that gets me the same amount of gas it bought 40 years ago, if I make a stop at the coin shop first...

Regardless of the CPI results, I would argue we are actually in a deflationary type of period right now with decreases in home prices as well as other consumer goods.

Please let me know where you're getting gas and buying food. Also, which consumer goods are falling and where can I find them ?

I do agree with this part: "The CPI is not the best measure of real inflation"

Not far off. I had a one oz coin on me a couple months ago while walking past a cash for gold store. Spot price was $1150.00 an oz that day. I was curious to see what they'd pay. They weighed it: A perfect ounce in grams (they tried to make it confusing).

They offered $400.00. Luckily I have a good coin shop I do business with. And APMEX. I laughed. The cash for gold guy laughed too. He was basically a puppet running a script.
