Hi @Lisa Haggerty, I replaced the old combo stove/heater with separate units. I bought the Williams space heater that is linked in my original post and had a plumber install it next to a new oven. It's been a few years and the tenants haven't had any problems with it. It's a good cheap solution if you don't want to completely redo the HVAC. Just make sure the plumber pulls a permit when doing the work.

As far as insurance goes, I did have to go through a couple companies to find one that was OK with it. When I found one that was, they came out to the apartment to inspect it. No issues really, just wanted to make sure it was stationary and installed properly.

Congrats Phil, what neighborhood is your rental in? I'm looking for my second property now, would love to find a 4 unit as well but as Steve said they're few and far between.

I've been following the Worcester market for several years now and bought my first multi in April '17. It's in the Shrewsbury Street area and has appreciated nicely. I've seen apartment prices steadily rise in the last year, especially with the news of the Paw Sox stadium coming to town. Hard to find any multis under $300k these days unless they're distressed or in unfavorable areas.

Does anyone have any insight on how often you have to empty the coin deposit box with a 3 family? I might be looking to purchase one since my tenants are using a ton of water and washing their clothes all the time.

@Justin Dias Nope, Santander won't send out a check for you. Essentially, what I've done is have the tenant fill out and sign a W9, then I bring their sec dep to the bank, deposit it, and give the tenant the information where it's held. When their lease is up, I simply transfer their sec dep + interest to my account and then write them a check for that amount. It's pretty simple, but I don't think there is a way to have the check automatically sent out.

That seems pretty cheap for an $800k property and 12 tenants. What insurer are you using?

Thanks for the replies. The walls indeed were some type of wallpaper. It was peeling off in areas so I decided to just pull it all down. Luckily it was so old that it mostly came off in big pieces. Here are some pictures of pulling it down, removing the nasty rugs, refinishing the hardwoods, and primer-ing the walls.

Hello, I've got an old apartment building from 1890 in Worcester, Massachusetts. The tenants just moved out and I'm deciding what to do with these walls. They are some sort of yarn or fabric strings that I've never seen before. Looks like they've been on there for quite some time as you can see with the red stains and staining around picture frames (possible smoker?). I'm not really sure what the extent of removing these would be but I've also considered trying to clean them first. I was also told they can be painted on with a roller? Does anyone have any experience with this sort of thing?
