If you need any help or run into any issues with getting insurance at all please let me know, I hope to help in any way. 
Deal looks okay for a first. You don't need a home run on the first deal just get your foot in the door in the right direction. If you can avoid paying your full living expense it still counts as a win because that is money you saved and did not spend.

Hey @klaycon Santos,
What you could try to do is to use a FHA and claim it as a personal residence and just get a commercial insurance policy to be able to close on the loan.
If that property is a mixed you have to get a commercial insurance in order to close and they are a little difficult to get on your own.
Hopefully that helps with a step down the line a bit, if you need any assistance please feel free to real out.

Make sure you get builders risk policies if you are using hard money or private money. This is really just about making sure that if the worst comes and you lose the property or someone goes and steals your materials... YOU ARE COVERED! Please make sure you get one, feel free to reach out. They are easy within the day you can get a policy.

There is in fact a REIA group that meet the 2nd thursday of every month @ 615 at the stony badger tavern and goal setting breakfasts every friday at a local diner for members of the group that starts at 7am.

@Stephanie Choi builders risk covers vacant properties, covers the dwelling (house) even though its under construction, materials, fixtures, and equipment. A normal homeowners policy doesn't cover a loss if the property is vacant unless you pay extra for that specifically.
