A few questions on first time home buyer credits:

I am looking to invest with a business partner and we have entertained establishing a business partnership and corp to purchase properties through.

When purchasing a property for the first time - does one qualify for the first time home buyer credit if you are doing so through an established business entity?  And then, if there are 2 partners, how does the home buyer credit apply?

The other alternative is to each buy our own individual multi-unit, and rent out the additional unit of the location.  Can we then after the home buyer credit has applied, establish a business partnership and put the units under the business partnership?

Does anyone have experience of being in this situation, or knowledge of what applies here? Many thanks for your comments!

Ultimately yes I'm looking for cash flowing properties, anything around CA you've seen for that? Or do you do out of state investing as well?

@Mike D'Arrigo Great example of the type of charts I like.  It that something you comprised yourself or what there a resource you used? Always looking for new data sources so I can compile data and build my own analysis similar to the one shown.  If anyone has markets they are curious about let me know an I can provide some reports.

Interested in taking action on my research of out of state investing for markets that are not as saturated as my own. I have noticed population growth as well as new developments in areas such as Nashville Tennessee and Portland Maine, and am looking to continue discussion and learn more from others either in those markets or hoping to do the same. I have looked at multifamily, single family homes, and have interest in buy and hold.

Beyond real estate I am an avid cyclist (road biking not mountain), if you're in the Boston area and looking for a ride I typically do 20+ mile rides on the weekends once the weather is 50 degrees+.
