@Adam Schneider, thank you for the tips. Yes I plan on going to the deal maker session next week to social. It seems like a perfect match to what I need. 

I agree with you on the challenge. I have heard many wholesalers complained about finding good deals these days. I am mostly looking for buy and hold properties and willing to pay cash so that hopefully separate me from other buyers that do mostly flips. I can accept smaller margin of profit in return for better condition and location. 

@Curtis Mears That sounds like a good ROI to me. Can you be a little bit more specific on the zip code you are finding these houses? Are you finding them through MLS or wholesale?

@Gabe C. I think in good neighborhood(good schools) 8%+ cap rate on a single family can be considered a good rate. What's your take?
