Hi!

I'm not a new investor, but it's certainly been a long time since I've had any rentals.  That being said, I inherited a house in Phoenix and I live in TX.  Does anyone have any quality property managers they would recommend?  I've had poor PMs in the past, and honestly they are a BIG reason I didn't get back into investing.

I know I'm late to the party here, but quick question if anyone's listening: return addresses.  Do you leave it blank, use a PO Box, write encouraging notes?  What's the etiquette?

I'm new too (probably newer), but I do know that each filter costs.  So instead of 3 separate entries for equity, just do one for 71-80%, same with age.  My personal plan is to send ~300 letters and follow up every month so when they are ready to sell, they'll hopefully have a few pieces of mail with my number on them at the ready.

Greetings! My name is Max, and I'm intensely motivated to get out of tech and away from this desk job!

I've owned rentals in the distant (15 years) past, and I was not good at it at the time - lots of vacancies, little to no ROI, no network - it was a disaster, and that's why I'm here. I want to correct those mistakes and make another real run at it and make it work this time.

I have a good paying job (that I want to get rid of), healthy savings, and free time.  What I lack (now and then) is a team, and I'm very motivated to remedy that, I just don't know how.  I'm going to local RE investment groups starting next month, any other suggestions are welcome!
