Dont have experience w/ them specifically. Sounds similar to what the Hard Rock does in downtown SD 92101. Some of their condos are fee simple absolute. You purchase and they manage, take half of the profits. You still get 28 days out of the year for you or a guest to stay if you choose. Ends up bringing in approx 15-30k profit per year depending on which unit you purchase.

I have someone, although it's not uncommon for PM's to charge more on a STR like AirBnB,VRBO, etc.. than the standard 8-10% on a LTR

Spot on. The Chula Vista Bay Front Project. 3 Phases w/ the Gaylord Hotel being at the center of it. NW & SW Chula is coming up in a big way. Specifically 91910 and 91911.

6 Months PITI is a good rule of thumb. Have to remember to account for SD's massive appreciation. The 1% rule isn't relevant.

Appreciation & CAP are typically opposite ends of the seesaw. We are at 20% increase median sales price year over year right now. So, if you purchased a $500k house last year you just made $100k.
